Located at 20–22 Amherst Road in Pelham, Amethyst Brook Apartments is just 2.5 miles from downtown Amherst and is set within the scenic Amethyst Brook conservation area. Pelham’s first affordable housing development, the project includes 34 one-, two-, and three-bedroom rental apartments across two buildings: a six-unit, two-story walk-up and a 28-unit, four-story elevator building.
The development occupies a 2.6-acre site, formerly home to the Montague Fly Rod Factory. As part of the project, 8.7 acres of adjacent land were donated to Kestrel Land Trust for permanent conservation.
Within walking distance of Pelham Elementary School and the town center, the property offers a range of amenities, including a deck overlooking Amethyst Brook, a community room, an on-site property management office, and electric vehicle charging stations. The all-electric development is highly energy efficient: the six-unit building is Energy Star–certified, while the 28-unit building is certified to Passive House standards.
